For Tenants - Credit & Reference Checks

Before a tenancy can be granted, all adult occupants will need to be referenced.
We require that each person over 18 years old living in the property completes an application form and provides us with a copy of ID (either passport or driving license), a proof of residency, and an application fee.
Once received, we will cancel any pre-arranged viewings and we will not carry out any further viewings whilst we process your application online with our referencing agency, Rent Checks. They will check your credit history, which will highlight any CCJ’s, bankruptcy, fraud and credit score. If you are aware of any problems, please inform us before we process your application. Rent Checks will also request a reference from your employer and your previous landlord/letting agent if applicable.
This process can take between 1-3 days and 1 week to complete. The most common reason for a delay in your reference application is due to your employer or landlord/letting agent not responding quickly. Please advise these people that Rent Checks will be contacting them and ask them to respond urgently otherwise it could hold up your application.
Only once your application is complete we will be able to confirm a definite move-in date and we will produce the Tenancy Agreement for you to read, sign & return.

Special Notes:

  • Your payment must be in 'Cleared Funds' before we can proceed with the Credit & Reference checks
  • Should any Tenant fail the Credit and Reference checks, the Referencing Fee is NON-REFUNDABLE.
  • If you decide not to proceed for any reason, the Holding Deposit is NON-REFUNDABLE and will be retained to cover our administration costs.
  • Do Not make any moving arrangements until your references have passed and we have confirmed your move-in date
